A home purchase has two separate limits. You need cash to complete the purchase and monthly room to afford the payments. Meeting one does not guarantee you meet the other.
An example with numbers
For a $200,000 home, picture a $160,000 loan and purchase costs you estimate at $14,000. You would need $54,000 upfront. With $60,000 saved, $6,000 would be left before moving costs or improvements.
Try it with your numbers
Make two columns: money needed on the day of purchase and costs afterwards. Replace the example amounts with a real offer and a cost estimate for your area.
This calculator is on its way. In the meantime, you can do the calculation on paper or in a spreadsheet.
